What you can afford depends on your income, credit rating, current monthly expenses, assets and the interest rate.  The calculators below can help but it is always best to consult a Government Finance Specialist.

A VA home loan is one of many types of government loan programs.  Eligible Veterans do not have to make a down payment when purchasing a home.  If you do not have VA eligibility, or do not want to use your eligibility at this time, there are other government insured loans such as FHA loan.  Most loans not guaranteed by the Veterans Administration require some type of down payment.  If you need down payment assistance, please visit the www.hud.gov to see what down payment assistance programs exist in your area.
